Habitations L’Acadie
Modular construction supporting affordable housing
Located in Montréal’s Parc-Extension neighbourhood, L’Acadie is a 26-unit affordable housing development for the Monde-Uni Housing Cooperative. Delivered by the Magil–Tisseur consortium, in collaboration with modular manufacturer Les Industries Bonneville, the project falls under Stream 3 of the Société d’habitation du Québec’s Programme d’habitation abordable Québec (PHAQ).
Combining off-site manufacturing with on-site construction, the project reached a significant milestone when all 26 housing units were installed in just three days. This achievement reflects the expertise of Magil and its partners in coordinating modular construction and delivering practical responses to housing needs.
Built on Teamwork
The project brings together the complementary expertise of Magil, Tisseur, Bonneville and the design consultants around a shared goal: creating quality, affordable housing. Collaboration with the Monde-Uni Housing Cooperative and Groupe CDH helps align the project with community needs.
Installing the housing units in three days demonstrates the coordination achieved across the project team. For Magil, L’Acadie highlights its ability to work within an integrated team and contribute to projects that closely connect design, off-site manufacturing and on-site construction.
Technical Complexity and Challenges
The project combines a highly prefabricated building system with construction in a densely developed urban neighbourhood. Coordinating factory-built components with work performed on site is central to this approach.
The project also balances rapid installation with architectural integration. Its three-storey scale and articulated façades respond to a surrounding mix of plexes, multi-unit residential buildings and single-family homes.
Innovation
L’Acadie is among the projects selected through the SHQ’s first call for highly prefabricated modular housing. It demonstrates how modular construction can support affordable housing by bringing contractors, manufacturers and designers together to accelerate on-site building assembly.
Community Impact
By replacing a former single-family residential use with 26 affordable homes, the project increases housing options in Parc-Extension. Accessibility, energy performance and quality of life inform the development, which includes adaptable ground-floor units and landscaped areas around the building.
Building together means bringing our expertise to a fundamental need: quality, affordable housing. It also means helping create communities where everyone can find a place to belong and look to the future with confidence.
