The project consisted of the construction of a new 880.000 square feet upscale commercial shopping centre including more than 220,000 square feet of commercial space and six level of parking at the heart of Saanich. The project was realized in phases, with highly complex soil conditions.  Phase 1 required the continuous operation of the existing Wal-Mart store and that pedestrian and vehicular traffic flow through the unaffected areas of the site while construction advanced. The innovative design calls for an “urban” retail experience, featuring a multiple-storied parking lot, multi-level retail and office occupancies on the same site.  Phase 2 activities occurred while the Phase 1 centre was fully operational.  The construction took place following the sequential demolition of the existing one-storey mall. Phase 3 involved the site excavation and the preparation for future commercial retail units and possibly residential towers, market factors dictating the nature of the construction to be undertaken in subsequent phases.

A pedestrian thoroughfare runs through the middle of the site and features a waterfall, a vegetated green wall and an intricate fountain incorporated in the paving stones, designed and coordinated by a local artist.

The project is built to LEED Neighbourhood Development Gold standards and several of the buildings will receive LEED Gold certification. The site incorporates rain-water harvesting, energy efficient street lighting, high-efficiency irrigation systems, vegetated roof surfaces, significant use of recycled and recyclable materials and permanent monitoring systems.
